  • Number of stories- There are many things to think about when deciding between floor plans that have just one main floor and those with a second or third level. For example, are stairs going to be an issue in the future if you have plans to age in place? Do you have a smaller property where you can only get the square footage you want by going vertical?
  • Bedroom number and location- There are floor plans where all the bedrooms are in the same general area and others where the master suite is on the opposite side of the home from the other bedrooms. Consider also if you want more than one bedroom to have its own private bathroom. Choose the right number of bedrooms and bathrooms based not only on your current family size, but what your plans are for the future.
  • Most-used rooms- You’ll want to plan so that the rooms you use the most have sufficient space. If you love to cook, consider a luxury kitchen. If you love watching movies, consider a spacious media room.
  • Outdoor features- Your floor plan should also easily accommodate what you have planned for outdoor living spaces. For example, if you are planning a custom swimming pool, make sure you have a bathroom that opens up to the anticipated pool area so you don’t have wet people dripping all over the floor while they walk through several rooms to get to the bathroom. Easy access to the backyard is important too if you plan to entertain often.
